02 — Six filters
We turn that answer into a documented shortlist. Every brief is broken into the same six filters, and each one is written into the dossier with a source tag: seller data, desk research, or a coordinated site visit. Anything unconfirmed stays marked for independent verification.
Raion, hromada and settlement, plus driving time to the nearest town with a hospital, school and market. We record the cadastral parcel reference whenever the seller supplies one.
Total hectares and the geometry of the parcel. A long strip with a single entry point reads very differently from a square block once you plan fencing, an orchard or a later subdivision.
Plot only, foundation, shell or finished. We mark the stage on a four-step ladder and state what is still missing: roof, glazing, utilities brought to the wall, or a full interior rebuild.
Gas, water, sewer, electricity and paved road, each listed as present or absent. Missing items are struck through in the ledger rather than omitted, so you can price the connection work yourself.
The road in winter, the final three hundred metres, neighbouring plots, and any noise or industrial source within a kilometre. Access is the filter sellers describe most loosely.
Remote work, smallholding, weekend family use or land investment. This choice reorders the other five filters, and we say plainly in the dossier which trade-offs it created.

05 — Verification
Six checks sit between an advert and a shortlist entry. Each data point arrives with its origin written beside it, so you can see what we read, what we were told, and what still needs a walk.
The address is matched against the cadastral registry and the parcel outline is confirmed before the plot enters a dossier.
Hectares come from the registry extract, not from the advert. Frontage, slope and access strip are noted separately.
We record the stage as plot only, foundation, shell or finished, and mark anything we have not seen ourselves.
Gas, water, sewer, electricity and paved road access are listed as present or absent, with the provider named where one exists.
Approach road, nearest village services and neighbouring land use are checked on a map and during the same visit.
One judgement line only: how the plot reads against the brief you gave us, and where it drifts from it.
